"I would like to express my sincere thanks to Bill Noonan and his team for selling my unit. The first time I spoke to Bill on the phone I was immediately impressed with his friendly and straightforward manner and his knowledge of the Cronulla market. Bill personally handled the sale which is pretty amazing given that my property was a one bedroom unit in North Cronulla. However, I was treated the same as if I were selling a house on Burraneer Bay Road. I had originally told Bill that I wanted the property vacant before it was sold. Bill saved me several thousand dollars in lost rent and mortgage payments by advising me to continue renting the property during the sale process. Bill personally spoke to and visited the tenant and made a judgment call that the tenant would be cooperative during the sale process. Bill even arranged for the tenant to vacate the property for a few days to enable a renovation to take place. The entire renovation was handled by Julie Pollard – the only thing I had to do was say ‘yes’ when Julie rang me with the quote. Once the property was on the market Bill obtained three offers at the higher end of his estimated price range within the first 10 days. Bill personally negotiated with the prospective purchasers and recommended a bidding strategy that resulted in a sale price at the very top of the range that Bill had originally estimated. The service did not stop there – when some issues arose with the terms of the sale contract, Bill spoke to the purchaser and the problem disappeared. In the middle of the global financial crisis, Bill managed to sell my unit within two weeks at a considerable profit, at a price that met my highest expectations. Bill was a pleasure to deal with, and always treated me with respect. Bill did not try to pressure me into accepting the first reasonable offer I received even though there would have been no incentive from a commission point of view for Bill to take the time to extract a marginally higher offer. Bill was consistent throughout the sale process – he never changed his tune about his opinion of my property to try to encourage me to accept an offer. Bill and Julie arranged a smooth transition from my unit being a rental property with Ray White to being sold. As a busy person with a full time job I really appreciated the friendliness and competence of Bill’s assistant Jo-Anne Rennie during the sale process. Jo-Anne personally supervised the taking of photos for the ad campaign. From calls with Jo-Anne it was clear that she was enthusiastic about her work and had taken care to ensure that the unit was well presented. This was particularly important given that I was completely reliant on Ray White in this regard due to the unit being tenanted. Jo-Anne also conducted the final inspection and I was impressed that Jo-Anne and Julie arranged for the carpet to receive a further steam clean out of bond monies despite a recent steam-clean prior to the first open house inspection. Ray White’s professionalism in managing the lease did not end with the sale of my property. I would not hesitate to recommend Bill Noonan and his team to any prospective vendor or Julie and her team to a prospective lessor.
